On November 18, 2025, Council approved Greystar’s application requesting a Planned Community Permit, a Development Review Permit, a Provisional Use Permit with a State Density Bonus request, a Heritage Tree Removal Permit, and a Vesting Preliminary Parcel Map to remove an existing bank, restaurant, and surface parking lot to construct: 

• a 6-story, mixed-use development with 299 residential apartment units,
• 10,830 square feet of ground floor neighborhood commercial space,
•  a two-story, 8,483 square foot bank building,
• at-grade podium parking with two levels of underground parking,
• removal of 26 Heritage Trees, and
• a Vesting preliminary parcel Map to combine existing lots into one lot with up to four commercial condominiums units.

The 3.05-acre project site is located at 749 West El Camino Real in the P-38 El Camino Real Precise Plan (see Staff Report and Materials- Item 7.1)
