Fast Track Plan Checks

The City of Mountain View's Fast Track Plan Check program is designed to expedite the turnaround time for simple commercial interior plans to five (5) working days.

Qualifying plans must be submitted during Building Counter Hours no later than Tuesday afternoon in order for the plan check to be processed by the following Monday.  A plan check fee will be collected at the time of submittal. You can call to check if your plans are approved after 1:00 P.M. on the Friday following your submittal. The following Monday the plans will be ready to be picked up at the Building Inspection Division counter.

Submittal Requirements for the Fast Track Program:

  1. Planning review and approval is required before the project is submitted to the Building Division.  Over the counter Planning consultation is available.

  2. The project must be a B (primary office use) or M (mercantile-retail) occupancy, less than 10,000 square feet in area and in a building that is currently or was previously occupied.

  3. Title 24 State Energy documentation must be submitted as required by the California Building Code.  Two sets of wet-signed documentation are required for each submittal.

  4. Three (3) sets of plans stamped and wet-signed by the architect or engineer preparing the plans.

  5. The scope of work can not include: exterior modifications, additional square footage or change of use.

  6. Projects can not include: hazardous materials, lab areas with any amount of chemicals, assembly areas that are not accessory to the main occupancy, and any use requiring Santa Clara County Health Department approval.

  7. A process description letter is required when the project includes a use or process (es) other than an office or retail type use.

  8. Significant structural modifications to the building or area of work are not allowed. Change out of existing HVAC units in the same location or addition of new small units with supporting structural documentation are permitted.

  9. If a second plan check is required, plans must be submitted by Tuesday afternoon in order for the recheck process to be completed by the following Monday.  All original plans and documentation must be included with the resubmittal package.
